22 Ballwall: From Studs to Smart Home

Ballwall Residence – Full Structural Renovation
Originally a mid-century modern residence, this project involved a full “down-to-the-studs” renovation of over 5,000 square feet. The home was reconfigured to create an open kitchen and living area, a primary suite, and two guest suites.
Custom millwork, new electrical, plumbing, HVAC, and lighting systems were installed throughout. Interior and exterior metalwork, modern bathrooms, new doors and windows, and restored stone features completed the transformation.
Exterior improvements included drainage upgrades, rebuilt decking, and landscape integration overlooking the pond.
The project required careful coordination with the design team, building management, and subcontractors to maintain an organized construction timeline from demolition through completion.
480 Park Ave
At 480 Park Avenue, we completed a full gut renovation of a duplex residence, rebuilding the home from the structural shell with precision and attention to detail. The project included all new plumbing, electrical, and HVAC systems, landmark-compliant window replacements, hardwood flooring throughout, and new interior and entry doors.
The residence features a fully custom kitchen and four full bathrooms, including a marble primary bath with steam shower. Custom millwork in quarter-sawn oak and walnut was integrated throughout the interiors, creating a refined and cohesive design.
Exterior work included pavers, waterproofing, and balcony landscaping.
The construction process was carried out in close coordination with the design team, building management, and the client, ensuring clear communication, careful planning, and an organized timeline from demolition through final delivery.
Two River Terrace is a three-bedroom condo renovated to be functional and inviting. New layouts, floors, wall finishes, and millwork define the living spaces, with custom kitchen and office builds supported by coordinated lighting, painting, and wallpaper.
